We follow the RIBA Plan of Work, an eight-stage framework that streamlines design, construction, and project management.
This structured approach ensures clarity, informed decision-making, and efficient collaboration, leading to well-coordinated and successful outcomes.
1. Define
We begin by understanding your vision and requirements, whether you’re new to extensions or already have a clear plan. A well-defined project brief sets clear direction, minimising delays and costs. We then conduct a detailed survey of your site, identifying challenges early. At the end of this stage, you’ll receive a set of comprehensive existing drawings, including site plans, floor plans, and elevations, ensuring a solid foundation for the project.
2. Concept Design
With a clear brief, we develop various design options that align with your vision. These include different floor plans and layouts, balancing form, function, and aesthetics. After presenting multiple concepts, we collaborate to refine the designs until we find the best solution that meets your needs and aspirations.
3. Planning Application
We finalise the design and prepare the necessary drawings for the planning application, ensuring all details are accurate. If required, we coordinate with a Quantity Surveyor to align the design with your budget. Once the design is approved, we submit the planning application and keep you updated on its progress.
4. Drawings & Regulations
At this stage, we produce detailed technical drawings to ensure compliance with Building Regulations and project buildability. These drawings provide essential structural details for accurate tender submissions. We will guide you through the process, ensuring all legal obligations are met. Once approved, we submit the Building Regulations application and address any Party Wall Act requirements, securing neighbour consent before construction begins.
5. Health & Safety
At this stage, we ensure that a Health & Safety file is created, documenting key risks and legal responsibilities before construction begins. This file is handed to the builder, who also ensures safety on-site. We guide you through the process to ensure all legal obligations are met, maintaining health and safety standards throughout the project.
6. Design Specifications
We create a detailed design specification to document elements not covered in the construction drawings, such as fixtures, fittings, and materials. This ensures clear guidance for contractors and accurate cost estimation. We also provide additional drawings, including heating, electrical layouts, kitchen and bathroom plans, and bespoke joinery details, ensuring every project aspect is well-defined.
7. Tender Process
We assess suitable contractors based on their experience and availability before inviting them to tender for your project. A detailed tender pack is prepared, and we assist you in evaluating bids to select the best contractor based on quality, cost, and reliability.
8. Project Administration
We manage the construction process, ensuring quality, compliance, and alignment with the approved design. Tasks include overseeing financials, monitoring progress, managing changes, and ensuring legal requirements are met. Regular site meetings and a structured approach ensure efficient delivery, high standards, and successful project handover.
